Dear neighbors,

 

I would like to introduce myself to you. I am your new Covenants Chair and Vice President of Edgewater Board of Directors.

Last year the BOD sent out a survey asking, "What is the most important issue for you living in Edgewater?". The Number One issue was to enforce Covenants. With this mandate from our community I want to tell you about some of the covenant issues the committee will be focusing on.

As you well know, our Covenants are one of the main reasons to move into Edgewater. If complied with and enforced they maintain our property values, provide a secure and attractive place to live, and consequently give us great pride in our community.

However, we do have some properties that are not following the Covenants. We are not sure if the owners of the property are not aware of what our Covenants are, just do not care or someplace in between. But your current BOD has given the Covenants Committee a mandate to make some hard calls on what is our Edgewater standard. Some of the issues I have noted so far are what we call "Clutter Creep," that is side yards and/or driveways becoming a storage place for yard tools, trash cans, sports gear, garden hoses, boats, trailers, etc. If they are in view from the street in front of or a street alongside of your property, it needs to be moved. Other issues are chipped paint, chimneys in need of repair, fences that have not been stained or are in need of cleaning and staining, and fences that are missing slats and are falling down. We even have homeowners with plants growing out of their gutters. We have also noted, dead plants, trees and shrubs that are prominent in the landscape and grass that is overgrown, extremely weedy and yards with large patches without grass, ground cover or mulch.

As you can see, we need to do some work in our neighborhood. I am asking you to please take a look at your property. Are you in violation? If you do not know, you can request a copy of the Protective Covenants and By-Laws (Green Book) and the Blue Book (further details and explanations of Covenants).

The Covenants Committee will continue to notify residents when their trash cans are put out too early or not brought in by the next day, debris on curb 2 or more days before pick-up, barking dogs, political signs on property, cars parked regularly on the street or on grass or across the drive way curb into the street, and other ongoing violations.
